Overview
A six-building waterfront precinct in Durban's Point precinct — comprising hotels, retail, residential and a conference centre — designed around a shared district cooling plant and a single unified BMS infrastructure. The project set a new benchmark for offsite MEP fabrication in South Africa.
The Challenge
Six buildings with different owners, different uses and different programme sequences needed to share a single piece of infrastructure from day one. The district cooling plant had to be sized for ultimate development, built for phase one, and operational in time for the hotel opening — which was the first building to complete, and on the tightest programme.
Our Solution
We specified offsite-fabricated riser modules for all six buildings, reducing wet trades on site by 55% and allowing the hotel to achieve practical completion six weeks ahead of programme. The district cooling plant was designed with a modular chiller bank, commissioned in three stages as load grew across the phased development.
