Overview
Twin 24-storey residential towers on Cape Town's foreshore, developed to Green Star SA 5-Star standard. The coastal location — with sustained south-easter winds of up to 100 km/h — drove every MEP decision from envelope design to fresh air strategy.
The Challenge
The south-easter creates a unique ventilation challenge: natural ventilation is unusable for 40% of the year due to wind speed, yet is the most energy-efficient conditioning strategy for the mild Cape Town climate during the remaining 60%. The structural grid also left an unusually shallow ceiling void, constraining ductwork coordination.
Our Solution
A mixed-mode ventilation strategy with automated facade dampers responds in real time to wind speed and direction data. When wind permits, the building breathes naturally; when it does not, a high-efficiency HRV system maintains air quality. The result achieves 78% reduction in ventilation energy compared to a fully mechanical baseline.
